Brief
Cadmus Design/Build is fundamentally a Master Builder approach and methodology
used to reduce project delivery time, pinpoint accountability and add
value by integrating design disciplines, project management and construction
practices. All this with an integrated commitment to Leadership in Energy
and Environmental Care.
As an Environmental
Design/Build firm, Cadmus is responsible for both design and construction
in an energy efficient and environmentally friendly manner. This provides
the client with a more controlled process, single source accountability
and protects the integrity of the project in honoring the philosophy,
mission and goals of the client, all within the context of environmental
stewardship.
History
The Design/Build system often cites the original "Master Builder"
model used to build most pre-modern projects. Under the Master Builder
approach, the architect was the central figure and held total project
accountability. From inception to completion, the Master Builder was
the key organizational figure and strictly liable to the owner for defects,
delays, and losses. The Cadmus Design/Build system is a return to some
of the fundamentals of the Master Builder approach with the added features
and benefits of energy efficiency and environmental care.

Typically the hallmark of a Design/Build project is that one
organization is responsible for both design and construction of the
project.

schedules in order to streamline the traditional design, bid, permitting,

also integrates environmental responsibilities for design, construction

Instead
of having several contractors and consultants, our client has just one
entity to deal with. Design revisions, project feedback, budgeting,
permitting, construction issues, change orders, and billing can all
be routed through Cadmus. This single point of contact allows a certain
degree of flexibility for the owner. Cadmus will leverage that flexibility
for the owner's benefit by continually refining the construction program
to maximize the owner's value at the completion of the project.
Value-Based
Project Development
Typically,
in order for a contractor to bid on a project, very specific details
relating to the methods and materials must be given to avoid any ambiguity
and to make an "apples to apples" comparison of bids. With
Cadmus Design/Build, the client and Cadmus can work together to determine
what methods and materials will maximize the client's value. In instances
where marginally more expensive materials, designs, or construction
methods might yield a higher return on investment for the client than
those of lower cost, the client is free to adjust the project's program
without having to re-bid the entire project.
